This Property Management Agreement ("Agreement") is made and entered into as of [DATE] by and between:

  6. Maintenance and Repairs: Property Manager is authorized to arrange and oversee routine maintenance and repairs up to a maximum cost of [Dollar Amount] per incident. For repairs exceeding this amount, Owner will be notified and approval obtained before proceeding. Owner is responsible for all major repairs and capital improvements.

  8. Financial Reporting and Accounting: Property Manager will provide Owner with monthly statements detailing all income and expenses related to the Property. Owner will have access to all financial records upon reasonable request.

Hold Harmless: Owner agrees to hold harmless and indemnify Property Manager from and against any and all claims, liabilities, losses, damages, or expenses arising out of or in connection with the management of the Property, except for those caused by Property Manager's gross negligence or willful misconduct.
